Home Warranty
Like a good disclosure company a home warranty is no longer a perk you throw at the buyer. It is an extension of your disclosure's. When something comes up and is disputed as to whether it may or may not have been disclosed the home warranty has saved many a seller from legal entanglements. Remember sold as is in todays market does not mean anything if the buyer feels it should have been disclosed and a court agree's with him or her. If the seller is not offering a home warranty with Doug Beaver as your representative he will explain to the sellers agent why it is in there best interest to pay for it and not you the buyer.

As a buyer we can use this to your advantage, you see if the home is over priced by using a proper independant appraiser we can get you a better purchase price even after you have made a contractual offer.
